Job Description
Summary:
We're seeking a driven and independent Sales Representative to join our team at Lupine Development & Consulting in Austin, TX. As a commission-only independent contractor, you'll be responsible for expanding our reach and bringing in new projects through local, in-person networking. Your primary goal will be to move leads through the sales cycle, from prospect to contract-ready sale, with minimal hand-holding. Responsibilities:
- Generate new leads and prospects through local networking events, meetups, and prospect meetings
- Move leads through the sales cycle, from prospect to contract-ready sale, with minimal hand-holding
- Build and maintain strong relationships with clients and prospects
- Identify and pursue large-scale projects, such as commercial developments
- Collaborate with the CEO to close deals and negotiate contracts
- Manage your own pipeline and schedule
- Utilize Lupine's portfolio, brand reputation, and marketing materials to support your sales efforts

Experience:
- 2–3 years minimum in sales or client-facing roles.
- 5 years preferred in AEC, real estate, or professional services.

Compensation:
This is a commission-only independent contractor role (1099).
Per-Project Commission:
- <$25k contracts → 10%
- $25k–$100k contracts → 7.5%
- $100k contracts → 5%
- Quarterly Bonus: Exceed $500k in billings in a quarter → 1-3% bonus applied to all commissions that quarter.
Reimbursements & Stipend
- $150/month stipend for prospect meetings.
- Mileage reimbursement at IRS standard rate (67¢/mile for 2025).
- Reimbursement for networking event tickets (with receipts).

$ commission paid on per Project basis
